Property Management is essential to all owners not living in close proximity to their home in Spain. We understand that this is not just an investment … but that this is your home in the sun and respect the fact that your home will need care and maintenance from time to time. We can act as your caretaker and ensure peace of mind in your absence.

Our management package can be as flexible as you want and need it to be. Our services are tailored to suit your requirements and you decide on the services you require. We do recommend that we visit your home at least once a month to air the house, check and repair any minor maintenance problems. We will check that all the light bulbs are working, there is sufficient gas in the butane gas bottles, water the plants, air the rooms, test the water to the bathrooms and kitchen and check for leaks.

Humidity can be a problem in Spain and therefore it is crucial that the house is aired on a regular basis to prevent any build up of damp. We have a twelve point checklist for each and every room to ensure the house is properly checked and to give you peace of mind. If there are any major faults we will report them immediately to you, obtain quotes for the repairs from reputable contractors and organise the repair upon your authorisation.

We would prefer to communicate with you by e-mail so that we can act promptly and resolve any maintenance problems quickly to stop them from escalating. If the repair is urgent, such as a water leak, we will immediately take steps to prevent any further damage occurring and clear up any mess. Then we will await your instructions.  

In addition to visiting the property and carrying out minor maintenance, we will provide you with a monthly statement on your account to show your balance and any expenditure, for minor items or cleaning, so that you can be sure where the money has been spent.

The Murcia Golf office is open seven days a week, we check our e-mails frequently every day and will respond quickly to your enquiries. We are open Sunday mornings from 10am - 1pm in order to assist your guests with any problems that they may be experiencing with the house. We also have a mobile telephone number for emergencies 24 hours a day, 7 days a week.

A full professional inventory will be taken of the contents and condition of your home at the commencement of the management agreement. This inventory will be checked before your guests arrive and when they leave so that any damages or breakages can be deducted from their deposit.

During the quiet time of the year (November and February) we compile a villa report which details any works we would recommend you carry out before the next season. This also gives us a chance to check the inventory and replace any small items which have been lost or broken over the year.

A fully comprehensive cleaning service will be provided for your home and cleaning charges are deducted from the income received from lettings.

Arrival Clean:

Open and air the property

Clean kitchen and all appliances

Mid Holiday Clean

Change linen and towels and make up beds

Arrival without clean

Arrange terrace furniture

Linen

Linen should be of good quality and in the correct quantity. We recommend that there are at least two complete sets of linen for the house. Linen will be market discretely, and we will ensure that only your own linen is used in your home. A set of linen consists of:

One bath towel and one hand towel per bed

2 pillowcases per bed

2 sheets per bed

One duvet cover per bed

One duvet and 2 pillows per bed

5 tea towels

Additional blankets (one per bed) may be required

Cushions for patio or terrace furniture

Keys

It is essential for us to hold two sets of keys to your home. These will be coded and kept in the locked store cupboard at our office. Unfortunately, keys do get lost from time to time by guests and it may be necessary to us to change the locks on occasion. We will carry this out immediately if there is a risk to your home and let you know that your new sets of keys are ready to collect upon your next visit.

Welcome Food Pack

After a long journey the moment of arrival is crucial to your guests' enjoyment of their holiday. We will ensure that your property is properly prepared for your guests' arrival, that it is clean and that it is ready for them to move into for their well deserved rest in the sun. Our arrival pack will include

2 bottles of water

some sachets of tea and coffee and sugar

carton of long life milk  

carton of orange juice

bottle of wine so that they can relax and enjoy their first afternoon of their holiday without having to race to the supermarket.

Additional items can be requested and will be supplied as necessary.

Interior and Exterior Plant Watering

In addition to the monthly inspection we would recommend that your plants are watered twice a week in the summer and once a week in winter.

Pool Care

We will maintain your pool and keep the water as clear as crystal and the that correct Ph levels are maintained using our specialist pool cleaners. Your pool will be attended three times a week from May to September and once a week from October to April. Upon each visit we will inspect the pool equipment to ensure that all filters are working properly and efficiently.

Gardens

A maintenance programme will be put together with you to ensure that your garden blooms in your absence. The service includes lawn cutting, weeding pruning of shrubs and trees, dead heading plants, watering of lawns, beds, rockeries, pots and planters. Treatment of snails and any other damaging insects will be carried out and lawns will be fertilized and fed regularly to ensure they always look their best.

Information Folders

Each property will have its own individual information folder to ensure that your guests have a trouble free and enjoyable holiday. The information folder will detail everything from where the extra blankets are stored to maps of the area and dates and details of local fiestas, markets and attractions.
